Job Description
We are seeking a skilled, highly motivated and experienced Property Manager to join our high-performing team to oversee the operations of part of our extensive property portfolio in the Southern Region. The ideal candidate will be responsible for managing all aspects of property management, including shopping mall management, tenant placement and relations, maintenance, financial oversight, and compliance with local regulations. This role requires a proactive individual with excellent organizational and communication skills, capable of ensuring the smooth running of our properties and maximizing their value.
Key Responsibilities:
Oversees day-to-day operations of shopping malls, residential, commercial, and industrial properties.Manages tenant relations, including lease negotiations, renewals, and conflict resolution.Co-ordinates property maintenance and repairs, ensuring timely and cost-effective solutions.Conducts regular property inspections to ensure compliance with safety and maintenance standards.Prepares and manages budgets, financial reports, and forecasts.Ensures compliance with local property laws and regulations.Develops and implements property management policies and procedures.Liaises with contractors, vendors, and service providers.Handles emergencies and urgent maintenance issues promptly.Qualifications:
Bachelor’s Degree in Property Development and Estate Management, Real Estate Management, Real Estate, Business Administration, or related field.Minimum of 3 years of experience in property management, preferably with large property portfolios.Strong knowledge of local property laws and regulations.Excellent communication and interpersonal skills.Proficiency in MRI or other Property Management Software and Microsoft Office Suite a distinct advantage.Strong organizational and multitasking abilities.Ability to work independently and as part of a team.Problem-solving skills and attention to detail.Valid driver’s licensePlans, coordinates and controls construction-related activities on a project or part of a project to enable completion within cost, quality & time constraints. Provides on and off-site service. Monitors progress against programme. Coordinates activities of professionals and teams.ResponsibilitiesRegulatory and Compliance ManagementInvestigate standard incidents using current regulatory and compliance processes, systems, and procedures, and take action to solve immediate compliance issues. Advise more senior colleagues on more complex problems.
Land and Property AcquisitionAssist in purchasing suitable property and land for development projects. Includes producing documentation and communicating with landowners and legal advisors.
Insights and ReportingContribute to the preparation of various data and analytics reports.
Document PreparationOrganize and prepare complex documents using a variety of applications for technology devices, such as standard office software. Also responsible for gathering and summarizing data for special reports.
Property ValuationCollate and analyze property valuation data using data modeling tools and algorithms to make calculations.
Cost Calculation and AnalysisPrepare and analyze accurate costings for construction, maintenance, or improvement works. Will include calculations covering materials, quantities, and labor time.
Business CaseCarry out feasibility and assessment work for proposed and current projects to contribute to the development and continuous review of business cases.
Property/Asset ManagementDeliver asset management support services (mostly of a routine nature) by using asset management systems and protocols.
Data Collection and AnalysisCollate and analyze data using preset tools, methods, and formats. Involves working independently.
AdministrationProduce, update, and provide best practice support on complex Microsoft documents, databases, and other departmental systems, advising colleagues as needed and using expertise to help improve processes.
Personal Capability BuildingDevelop own capabilities by participating in assessment and development planning activities as well as formal and informal training and coaching. Develop and maintain an understanding of relevant technology, external regulation, and industry best practices through ongoing education, attending conferences, and reading specialist media.
