Senior Workplace Manager - Americas  


 
Overview: 

The Senior Workplace Manager for the Americas will lead and manage workplace operations across the region, aligning workplace strategies with business needs, enhancing user experience, and ensuring compliance with global standards. This role involves overseeing property transactions, managing budgets, and maintaining strong relationships with internal stakeholders and external partners. The Senior Workplace Manager will ensure that workplace solutions support the company's goals, foster a productive and collaborative environment, and attract and retain top talent. 

Key Responsibilities: 

1. Strategic Leadership and Business Partnering: 

Partner with senior internal stakeholders and leaders to align real estate strategies with business goals and organisational culture. 

Develop and deliver superior real estate and facilities solutions that support business objectives across the Americas. 

Maintain up-to-date forecasts of local business demand for workplace assets and services. 

Collaborate with global Workplace teams to integrate local insights into strategic plans. 

2. Real Estate Portfolio Management: 

Provide leadership and set direction for managing a diverse real estate portfolio of offices and co-working spaces in multiple locations across the Americas. 

Develop forward-looking plans for the real estate portfolio, ensuring alignment with business needs. 

Oversee lease negotiations, subleasing, property dispositions, and relationships with landlords, co-working space providers, and real estate attorneys. 

3. Project Management and Execution: 

Oversee all projects, capital transactions, and workplace initiatives in the Americas region. 

Ensure regional teams leverage best practices and adhere to central policies, governance, and reporting requirements. 

Lead due diligence for real estate transactions in mergers and acquisitions. 

4. Operational Excellence and Supplier Management: 

Managing all significant outsourced operations and service delivery, including real estate management, maintenance, housekeeping, food services, and security. 

Establish and manage the real estate and capital budgets, ensuring control of rent, operating expenses, and capital expenditures. 

Work with Global Procurement and central Workplace Operations to manage third-party partners effectively, driving continuous improvement and meeting performance standards. 

5. Workplace User Experience: 

Drive improvements in service delivery and workplace user experience, ensuring alignment with local business needs and central Workplace cultural policies. 

Foster a collaborative and innovative work environment that enhances employee satisfaction and productivity. 

6. Compliance and Risk Management: 

Ensure compliance with global standards, policies, and governance within the Americas region. 

Oversee health & safety, risk management, and ESG (Environmental, Social, and Governance) activities. 

7. Reporting and Financial Management: 

Ensure timely completion of reports in accordance with global standards. 

Provide local management teams with insights to facilitate data-driven decisions. 

Oversee all lease-related audits and help develop and implement the company’s sustainability strategy. 

Qualifications: 

Education: Bachelor's degree in Business Administration, Real Estate Management, Facilities Management, or a related field. A Master’s degree is preferred. 

Experience: Minimum of 10 years of relevant experience in corporate real estate, including managing an international real estate portfolio. At least 5 years of people management experience. 

Skills: 

Proven track record in managing large-scale property portfolios and leading workplace strategies. 

Strong financial acumen with experience in budgeting and cost management. 

Excellent project management and organizational skills. 

Strong leadership, negotiation, and influencing skills. 

Ability to build and maintain strong relationships with internal and external stakeholders. 

Familiarity with compliance requirements related to health & safety, risk, and ESG. 

Proficiency in workplace management software and tools.

Work Environment: 

This position is US East Coast based, and may require travel to various corporate locations. The Senior Workplace Manager will report to the Global Workplace Director and work closely with central and local teams, as well as service partners, to ensure seamless operation and strategic alignment. 

Salary range for this role : 100k - 120 k USD Annually with a bonus component over and above the annual pay
